Village Center Apartments Update: Weeks of 1/24/2022 - 2/7/2022

*VILLAGE CENTER APARTMENTS SUMMARY: Located on Hutchins Street in downtown Morrisville, Village Center Apartments transforms an unused, infill lot into 24 units of income eligible, affordable rental apartments designated for our community’s lower and moderate income earning residents. The all-electric building consists of a mixture of studios, one, and two bedroom rental apartments with monthly rental rates that will range from $650 to $1,000 including heat and utilities. 

*3 WEEK COMMUNITY PROJECTION: All levels of the building and framing are complete, and the tower crane has been removed from the site. Between the weeks of January 24th through February 7th, a crane may be on site temporarily to assist the roofing contractor. Installation of the exterior air and weather membrane will continue, along with the windows on the building’s North side. Installation of piping, duct work, and sprinkler piping will continue internally. Once the membrane roof has been installed, electrical work is anticipated. During this time, impacts to the Morrisville community outside the construction site should be minimal. Businesses directly adjacent to the Hutchins Street construction site are open for business.

*3 WEEK COMMUNITY PROJECTION: Between the weeks of January 3rd through January 17th, exterior framing will wrap up with installation of roof parapets, the crane will remain onsite until the end of January when roof installation is slated, exterior vapor barrier and window installation will continue necessitating workers and man lifts active on the project site, and mechanical, electrical and plumbing work will continue. During this time, impacts to the Morrisville community outside the construction site should be minimal. Businesses directly adjacent to the Hutchins Street construction site are open for business.

3 WEEK COMMUNITY PROJECTION: Between the weeks of December 13th through December 27th, site work will wrap up for the winter. Framing work will be on going with installation of wall panels on the 3rd and 4th floors. A slight increase of delivery and commuter traffic will occur within the vicinity of the site, due to the start of mechanical, electrical, and plumbing work. Businesses directly adjacent to the Hutchins Street construction site are open for business.

3 WEEK COMMUNITY PROJECTION: Between the weeks of November 22nd through December 6th, vertical construction will continue; the second floor infrastructure is the current focus, with installation of wall panels and floor trusses happening now. Water connectivity work will wrap up during this time. Businesses directly adjacent to the Hutchins Street construction site are open for business.

VILLAGE CENTER APARTMENTS SUMMARY: Located on Hutchins Street in downtown Morrisville, Village Center Apartments transforms an unused, infill lot into 24 units of income eligible, affordable rental apartments designated for our community’s lower and moderate income earning residents. The all-electric building consists of a mixture of studios, one, and two bedroom rental apartments with monthly rental rates that will range from $650 to $1,000 including heat and utilities. 


3 WEEK COMMUNITY PROJECTION: Foundation work has been completed. Between the weeks of November 1st through November 21st, garden level concrete floors will be poured, utility installation under Hutchins Street will be completed. Vertical construction is slated to begin in early November, first floor and wall panels are due to arrive any day - installation will be done via crane. Residents and business owners near the project site can expect: construction machinery, increased truck traffic hauling excavated materials away from the site and new materials to the jobsite, tractor trailers delivering equipment and concrete shoring blocks, tri-axel dump trucks hauling materials, heavy equipment operating on excavation work, general earthwork noise, diesel engines operating, back up alarms and dump gates closing, crane operating and setting building panels, framing and power tools, wood cutting saws, nail guns and air compressors, screw guns.

3 WEEK COMMUNITY PROJECTION: Between the weeks of October 11th through October 25th, Neagly & Chase Construction's crews will continue forming the building’s foundation walls and begin excavation of street level concrete walls and footings. Walker Construction will begin excavation and installation of new water and electric utilities. Foundation waterproofing will also continue. Vertical construction is on the horizon, and the site is being prepared for crane delivery. Residents and business owners near the project site can expect: construction machinery, increased truck traffic hauling excavated materials away from the site and new materials to the jobsite, tractor trailers delivering equipment and concrete shoring blocks, tri-axel dump trucks hauling materials, heavy equipment operating on excavation work, general earthwork noise, diesel engines operating, back up alarms and dump gates closing.

A word from our Executive Director...

In September, I was honored to welcome Governor Phil Scott and Housing & Community Development Commissioner Josh Hanford to Village Center Apartments' site where they announced Community Development Block Grant (CDBG) recipients. Village Center Apartments was one of 25 community development projects statewide that was awarded CDBG funding for it's role in accelerating Vermont's pandemic recovery.

The $550,000 project based grant was made possible through collaboration with the Town of Morrisville and the Morrisville Selectboard, who applied for the grant on our behalf. This funding grant came at no expense to the Town, provides funding critical to increasing affordable housing options in our communities, further preserves affordability of the apartments for all who will make their homes there, and contributes to downtown Morrisville's economic vibrancy. Thank you, Town of Morrisville!
